Regular boilers
The trusted choice for traditional heating systems
A regular boiler, also called a conventional, heat-only or open-vent boiler, works with a hot water cylinder and two tanks in the loft: a cold water storage tank and a smaller feed and expansion tank. Many older homes in Bishop's Stortford and the surrounding areas still have this setup.
If your home is already set up this way, replacing a regular boiler like-for-like is often the quickest and least disruptive way to get a modern, efficient boiler. We install Ideal and Vaillant regular boilers and will tell you honestly whether staying with a regular boiler or converting to a combi or system boiler is the better long-term choice for you.
- Older homes with existing loft tanks and a cylinder
- Older pipework or radiators not suited to higher pressure
- Areas with low mains water pressure
- Homes where several bathrooms are used at once
Ideal & Vaillant accreditedThe basics
How a regular boiler works
Tank-fed water
A cold water tank in the loft feeds the system and the hot water cylinder by gravity.
Heat and store
The boiler heats your radiators and the water stored in the cylinder.
Hot water on tap
Stored hot water can supply several taps and showers at the same time.
Honest advice
Is a regular boiler right for you?
We will always recommend what is genuinely best for your home, even if that means a different type of boiler.
The benefits
- Usually the simplest swap if you already have tanks and a cylinder
- Gentle on older pipework and radiators
- Can supply several bathrooms at once
- Works well in areas with lower mains pressure
- Compatible with solar thermal panels
Things to consider
- Needs loft space for tanks and room for a cylinder
- Hot water pressure is lower than a mains-fed system unless pumped
- Stored hot water needs time to reheat once used

FAQs
Regular Boilers: your questions answered
What is a regular boiler?
A regular boiler, also known as a conventional or heat-only boiler, heats your radiators and a stored cylinder of hot water. It is fed by a cold water tank and a feed and expansion tank, both usually in the loft.
When is a regular boiler the right choice?
A regular boiler is often best when your home already has tanks and a cylinder, when older pipework or radiators may not cope with the higher pressure of a sealed system, or when mains water pressure is low.
Can I replace my regular boiler like-for-like?
Yes. If your existing system is in good condition, a like-for-like regular boiler replacement is usually the quickest and most cost-effective option, and is typically completed in one day.
Should I convert to a combi instead?
It depends on your home and how you use hot water. Converting can free up space and remove loft tanks, but it is a bigger job. We will talk you through both options honestly. See our boiler conversions page for more.
Will my system need a power flush?
Older open-vented systems can build up sludge over the years. We check your system water during the survey and, if it needs cleaning, recommend a power flush to protect your new boiler.
Can I spread the cost of a new regular boiler?
Yes. Flexible boiler finance is available, subject to status and credit checks.
